Half of the rent is required in order to reserve one of our vacation rental properties, and must be received within 7 days of making the reservation. The second half of the rent is due 21 days prior to your stay if you choose to pay by check; otherwise payment is due at check-in and must be paid by certified cashiers check, cash, travelers checks, postal money order, or by Credit Card (VISA or MC).
A security deposit of $300 is required in advance on all of our vacation rentals to offset any expenses that may occur due to negligent abuse or leaving the rental property extremely dirty resulting in extra cleaning time. The deposit will be refunded in full within 45 days of departure once the property passes inspection upon the tenants’ departure. Tenant will be notified should there be any violations which may result in an adjustment to the refund.
In addition to the security deposit a $10 key deposit is required in advance. This deposit is required to offset any expenses that may occur should the tenant lose or fail to return the property key(s).

Rental properties in the state of VA will be taxed at the normal 5% rate. If the rental property resides in Mecklenburg County VA, an additional 2% rental property transient tax is required.

Rental properties in the state of NC will be taxed at the normal rate of 7%.

A $250 deposit is required for any of our vacation rental properties that allow pets. The deposit will be refunded in full within 45 days of departure if the property shows no sign of damage caused by pets, i.e. soiled rugs, scratched floors or door frames, etc. Tenant will be notified should there be any violations which might result in an adjustment to the refund.
You may check-in to your vacation rental property between 2:00 and 4:00 PM. Late arrival arrangements may be made in advance if your time schedule is to be after 4:00 PM for an additional $50 fee; however, any balances must be paid in advance. Check-Out time is on or before 11:00 AM on the day of your departure; the rental home should be empty of your personal belongings, trash out and in the proper receptacles, all dishes washed and generally neat and orderly. RE/MAX Lakeside Properties cannot be responsible for items left behind. Keys must be returned to RE/MAX Lakeside Properties, unless otherwise instructed.
A cancellation fee of 20% of the total rental
amount will be charged if you cancel or transfer your reservation. If the house is not re-rented for the canceled time period, you will forfeit your entire rent deposit. Should the house be re-rented for the same time and rate, the advanced rent, less the cancellation fee will be refunded to you.
The vacation rental home must be left in the same condition you found it; realizing that housekeeping personnel have time only for quick routine cleaning to get ready for the next tenant. There will be a charge should excessive cleaning be deemed necessary. Before departing all cooking and eating utensils should be cleaned and put away; remove all food and supplies from the refrigerator and cupboards; replace bedspreads on the beds; fold and return blankets to the closets; return furniture to its original location; close all windows and blinds; lock all doors; trash must be taken with you as you leave - deposit in nearest roadside dumpster.

To comply with fire and health codes, the number of persons permitted in the rental home you select is limited to the number stated in the description for that particular home. In addition, the person who signs this agreement must be 25 years or older.

House parties are not
permitted under any circumstance. Should a house party be reported, occupancy shall be terminated immediately with no refunds.

No alcoholic kegs are permitted.

No Pit Fires are allowed anywhere on the grounds.

Pets and Smoking
privileges are not permitted, unless otherwise agreed to by the owner and will be specified in the contract.

Neither owner nor
RE/MAX Lakeside Properties is responsible for items left at the
property. A minimum $20 fee will be required to return by
mail any items left in property that may be found and asked to
return.
RE/MAX Lakeside Properties is located just off I-85 (exit #4) in Bracey, VA. Turn east on Highway 903. Go past the Uppy's Convenience Store on the right and look for the white
two story house at 3840 Hwy 903.
